This report presents the findings of an environmental site assessment (ESA) conducted at the property located at 123 Main Street, Anytown, CA. The ESA was performed in accordance with the American Society for Testing and Materials (ASTM) standard E1527-13.
Site Description
The site is an undeveloped parcel of land measuring approximately 1 acre. The property is currently zoned for commercial use and is adjacent to a residential neighborhood to the east and a commercial property to the west.
Site History
A review of historical records indicates that the site has been vacant since 1980. Prior to that, the site was used for agricultural purposes.
Environmental Database Search
An environmental database search was conducted to identify any potential environmental concerns associated with the site. The search revealed the following:
- No reported hazardous waste releases or spills on the site - The site is not located within a designated Superfund site or other federal cleanup program - The site is not located within a state or local hazardous waste cleanup program
Site Inspection
A site inspection was conducted on May 10, 2023. The following observations were made during the inspection:
- No evidence of current or past spills or leaks - No evidence of asbestos-containing materials - No evidence of lead-based paint - No indications of soil or groundwater contamination
Conclusions
Based on the findings of the ESA, it is the opinion of the authors that the property at 123 Main Street, Anytown, CA does not pose a significant environmental risk. Further environmental investigation is not recommended at this time.
Recommendations
The following recommendations are made to minimize potential environmental risks associated with future development of the site:
- Conduct periodic inspections for spills or leaks - Use appropriate engineering controls to prevent soil and groundwater contamination - Properly dispose of hazardous materials generated during construction or operation
